SENIOR PROPERTY OFFICER, CENTRAL OFFICE

Reporting to: Chief Property Officer

Key Duties and Responsibilities:

• Facilitate the implementation of real estate management standards, procedures, and work instructions.

• Analyze and facilitate the application of statutory and regulatory requirements, terms, and conditions in lease and land management instruments.

• Advocate for and secure the company's interests in line with relevant legal and regulatory frameworks, applying company procedures and processes.

• Facilitate internal and external stakeholder engagements, and participate in collaborations and development plans related to the various stages of the real estate asset management cycle.

• Facilitate the acquisition of land and buildings for company use through allocations, leasing, and outright purchases.

• Facilitate the documentation of occupancies, titling, and registration of the company’s rights and interests in land.

• Participate in resettlement action plans for major power projects and distribution lines, addressing disputes arising from such plans.

• Implement strategies, policies, and standards in land and lease management.

• Carry out land use planning, space planning, and preliminary environmental scoping for proposed project sites.

• Authorize expenditure within approved limits.

• Conduct property valuations, market value surveys, rental assessments, and feasibility studies for real estate projects.

• Manage letting of surplus space, tenant relations, and rent collection.

• Oversee lease administration and ensure compliance with landlord/tenant obligations.

• Verify invoices, reconcile payments, and assess amounts payable to ensure compliance with statutory, regulatory, and contractual obligations and performance.

• Handle changes or extensions of land use for new and existing sites to secure development approvals for company projects.

• Participate in the drafting of leases, conveyancing documents, and other legal instruments with relevant parties.

• Contribute to the development of strategies and work regulations pertaining to property management.

• Safeguard property documents and records.

Appointment Specifications:

• Bachelor’s Degree in Land Economics, Real Estate, or equivalent qualifications.

• Post-graduate diploma in Valuation and Property Management, Facilities Management, Land Management, Physical Planning, or an equivalent qualification from a recognized institution.

• A minimum of 7 years of relevant work experience in real estate management.

• Full/Professional Membership of the Institute of Surveyors of Kenya (ISK), Royal Institute of Chartered Surveyors (RICS), or Kenya Institute of Planners/Town and County Planners of Kenya. Must be a member in good standing.

• Registered Valuer/Estate Agent/Physical Planner.

• Proficiency in computer applications.

• Demonstrated results in work performance.

• Attention to detail, task-oriented approach.

• Strong communication skills, report writing skills, and interpersonal skills.

• Negotiation skills and ability to work in teams.

• Project Management and analytical skills.
